But Daniel’s story wasn’t supposed to go this way.
Back in the late ’80s, Daniel was an athlete, a water polo star at the University of North Carolina, with his sights set on medical school. Life, however, had other plans. As a college student, Daniel and his wife learned they were expecting their first child. It was a moment to take action.
Determined to support his growing family, Daniel took a job at Pepsi for health insurance, postponing his medical school dreams. But after a work-related injury and surgery, Daniel’s path took yet another unexpected turn.
Enter the mortgage industry.
A friend introduced Daniel to the fast-paced world of flipping loans. Daniel dove in—initially with little success. “I was terrible for 90 days,” he admits with his signature humor. But everything shifted thanks to advice from his father: Find the best loan officer in the state and learn from him. With $20 borrowed from his dad, Daniel took the top producer out to lunch at Chi-Chi’s—and came away with a mentorship that would change his life.
The secret? It wasn’t about rates or products. It was about people.
“I was told, before you talk about mortgages, find out three things about the person: Do they have pets? Where are they from? What color is their hair?” Daniel shares. “When you take your eyes off yourself and focus on the other person, that’s when success happens.”
Within two months, Daniel was leading the state in mortgages.
Communication, Communication, Communication
Daniel’s success formula has stood the test of time: Put people first. Communicate relentlessly. And listen more than you speak. Every Tuesday, Daniel’s team proactively updates the title company, the listing agent, the buyer’s agent, and the client—often before they even ask for an update. “It’s the biggest investment of their lives,” Daniel says. “They need to feel like we care—and we do.”

“There are so many creative ways to collaborate,” Daniel says. Whether it’s hosting a happy hour, sponsoring a welcome party, or introducing agents to potential clients, Daniel makes sure his partners shine.
A Family Man at Heart
At the heart of it all is family. Daniel has been married to his wife, Tempe, a top 50 real estate agent in the state, for 37 years. Together, they have four adult children (ages 28–34) and a pack of beloved “granddogs.” When they’re not working, you’ll likely find Daniel and Tempe golfing, playing tennis, hiking, or traveling the world together. Most recently, Daniel welcomed a brand-new German shepherd into the family—“spoiled as can be,” he grins.
