Built on Experience and a Leap of Faith
Dawn didn’t set out to build a title company overnight. Like many in the industry, she found her way there through experience (and a lot of hard work).
“About 20 years ago, I was in sales,” she says. “A friend of mine worked at one of the largest title companies in the nation and told me I should try it.”
She did.
Starting with ServiceLink in 2006, Dawn worked her way up from processing to account executive for Freddie Mac. It was fast-paced and high-pressure; an environment she knew well. She moved to Oklahoma in 2008 and began working at Capitol Abstract (Chicago Title Oklahoma), where she started as order entry/processing and eventually moved into a management role as Vice President over the commercial department.
But something bigger was calling.
“I had always been interested in starting my own title company,” she says.
Through a mutual connection, she was introduced to future partners Robbie Butler and Jason Hadrava. After a few conversations and months of planning, Titan Title and Closing Platinum, LLC officially opened its doors in December 2023.
A People Business
Ask Dawn what she loves most about her work, and the answer comes quickly.
“I love the people,” she says. “We work with attorneys, brokers, lenders, buyers, sellers—people from all walks of life. That’s what keeps me going.” That perspective shapes everything they do. Because at its core, title work isn’t just paperwork. It’s people navigating one of the biggest financial (and often emotional) decisions of their lives.
That’s why communication isn’t just a feature. It’s the foundation.

“It’s a mixed bag,” Dawn says. “You learn the client and how they want to be communicated with.”

At the end of the day, Dawn isn’t focused on just getting deals closed. She’s focused on how people feel when it’s over.
“I want them to remember that we took care of them,” she says. “Even if there was an issue, we got it done and got them where they needed to be.”
Whether that’s a commercial property, a new home, or a refinance, it’s about the experience. The follow-up proves it. “A lot of our business comes from referrals,” she says. “We close one deal, and they come back.”

“We do some fun reels on Instagram and TikTok,” Dawn says with a smile. “People recognize us and often comment on how much they enjoy them.”
